Commercial Golf Simulators in the UAE: A Venue Guide

Oct 13
6 min read

Thinking about adding commercial golf simulators in the UAE to a hotel, restaurant, club or entertainment venue? The short answer is that it works when the room is planned for groups, the equipment suits your guests, and the pricing model matches how people will actually use the space.

This guide covers the business models venues use, how to plan the room, which equipment decisions matter, how to price simulator time in AED, and how to get bookings. Cero Golf designs and installs custom golf simulators for venues across the UAE and GCC, so the guide is written from the installation side.

What business models work for commercial golf simulators in the UAE?

Most venues use one of five models, and many combine two. The right choice depends on whether the simulator is the main attraction or supports something else, such as food and drink or accommodation.

Model

How it earns

Typical venue

Main consideration

Pay per hour

Bay hire charged by the hour

Entertainment venues, standalone golf lounges

Needs steady daytime and evening bookings

Membership

Monthly or annual fee for access

Private clubs, residential communities

Needs a defined member base

Food and drink led

Simulator drives spend on the menu

Restaurants, bars, lounges

Our guides on golf simulators for hotels in Abu Dhabi and golf simulators for restaurants and bars in Abu Dhabi go deeper on the amenity and food and drink models.

How much space does a commercial golf simulator need?

A commercial bay needs more room than a home setup because guests arrive in groups and wait their turn. Cero Golf's minimum recommendation for a single simulator is a room 3 m wide, 4.5 m deep and 3 m high. That covers the swing, the screen and the launch monitor. It does not cover seating.

For a venue, plan three zones for each bay:

  • The hitting area, with enough clear width for left and right handed players and a full swing.

  • A seating area for the waiting group, set to the side or behind the hitter, never in front of the screen.

  • A service route for staff, so food, drinks and cleaning do not cross the ball flight line.

Ceiling height is the constraint venues most often miss. Fit-out ceilings, bulkheads and lighting can lower the usable height well below the structural height, so measure the lowest point above the hitting position. Our space requirements planning guide explains the measurements in detail.

Multi bay venues also need to think about sound and light spill between bays, and about whether each bay has its own enclosure and screen or shares a larger space for events.

Which equipment decisions matter most for a venue?

Four decisions shape how the simulator performs and how much maintenance it needs: the launch monitor, the screen and projector, the enclosure, and the software.

Launch monitor. Ceiling mounted units sit out of the way, so guests cannot knock or step on them. Floor units are a different layout choice and are often placed beside the ball. Examples in each group include the Trackman iO and Foresight Falcon for overhead mounting, and the Foresight GC3, GCQuad and QuadMAX for floor placement. For public use, ask how each unit handles heavy daily use and how quickly a bay can be reset between groups. Our Foresight launch monitor comparison lists the lineup side by side.

Screen and projector. A short throw projector keeps shadows off the screen when players stand near it. The screen takes repeated ball impact, so material and tensioning matter more than they do at home.

Enclosure. Venues usually want a fully enclosed bay with side protection, since guests have mixed experience and some will mishit.

Software. Courses, games and multiplayer modes shape what a group enjoys. Check the commercial licence terms of any software before you rely on it, because home licences do not always cover public use.

Cero Golf offers launch monitors from a range of brands, and the choice follows the room, the budget and the guest profile rather than a fixed package.

How do you price golf simulator time in AED?

Work backwards from three numbers: your hourly rate, the hours you can realistically fill, and the share of revenue that goes to running costs. The figures below are illustrative assumptions for one bay over a 30 day month. They are not Cero Golf prices or market quotes, so replace them with your own.

Scenario

Hourly rate

Booked hours per day

Monthly revenue per bay

Quieter venue

AED 200

3

AED 18,000

Moderate use

AED 250

6

AED 45,000

Busy venue

AED 300

8

AED 72,000

Take the moderate case. AED 250 x 6 hours x 30 days is AED 45,000 in monthly revenue. If staff, utilities, software, maintenance and booking fees take 40 percent, AED 27,000 remains. Divide your quoted installation cost by that figure to estimate payback. For a hypothetical installed cost of AED 150,000, payback is about 5.6 months. At 3 booked hours per day and the same rate, monthly revenue falls to AED 22,500, net revenue to AED 13,500, and payback stretches to about 11 months.

The point of the exercise is the spread. Utilisation moves payback far more than the hourly rate does, so plan how you will fill off peak hours before you set the price. Food and drink spend, memberships and corporate packages can add revenue that the hourly rate does not capture. Our hospitality revenue guide covers those secondary income lines.

When is the busiest season for venue simulators?

Outdoor golf in the UAE slows through the summer heat, and indoor demand rises with it. The period from June to September is the main indoor season, so a venue that opens in spring has time to test the layout and train staff before demand peaks. Winter still brings steady use from visitors, corporate events and regular players, so the simulator should not be planned as a summer only feature.

How do you take bookings and promote the space?

Simple booking beats clever booking. Guests should be able to see availability, pick a bay and pay or confirm without a phone call. A shared online calendar is enough to start, and you can move to a dedicated booking system once volume justifies it.

For promotion, start with the channels you already own: your Google Business profile, your website, your social accounts and your in venue signage. Then add targeted offers such as weekday daytime rates, group packages and corporate events. Our guides on corporate golf simulator setups and entertainment venue installations in Dubai show how different venue types structure these offers.

What does installation involve?

A commercial installation typically starts with a site assessment, then moves to enclosure and screen specification, projector selection, launch monitor selection and professional installation. Design decisions made early, such as power, data, ceiling height and seating layout, are far cheaper to fix on paper than after the fit out. Share drawings of the space with the installer before you commit to a layout.

Frequently Asked Questions

How many simulator bays should a venue start with?

Start with the number you can keep busy. One well placed bay with strong bookings tells you more than three quiet ones. Plan the room and power so a second bay can be added later.

Do commercial golf simulators need a special licence in the UAE?

Licensing and fit out approvals depend on the venue type and the emirate, so check with your landlord and the relevant authority. Separately, check the commercial terms of any simulator software you plan to use.

What ceiling height does a venue bay need?

Cero Golf recommends at least 3 m of clear height above the hitting position. Measure below bulkheads, lighting and air conditioning ducts, not just to the structural ceiling.

Can a simulator share a space with a restaurant or bar?

Yes, if the ball flight area is separated from dining and service routes. The bay should be enclosed, and seating should sit to the side or behind the hitter.

How long does installation take?

Timelines depend on the room, the equipment and any fit out work. Our installation cost and timeline guide explains the stages. A site assessment gives a firm answer for your venue.

Which launch monitor suits a public venue?

It depends on the room and the guests. Ceiling mounted units keep the floor clear, while floor units can suit rooms with a lower ceiling. Ask about durability and reset time between groups.

Can the same space host events?

Yes. Choose movable seating, a flexible layout and a booking process that allows private hire, so the bay works for both regular play and group events.
